How much does an EPC certificate cost in Flanders?

An EPC certificate in Flanders costs on average between €195 and €350, depending on the type of property, the surface area and the complexity of the building. This price includes the complete on-site inspection, the calculation and the registration of the certificate in VEKA's Energy Performance Database.

What determines the price of an EPC?

The cost of an EPC is influenced by several factors:

  • Property type: an apartment is usually cheaper than a large detached villa, as there is less surface area and fewer building components to inspect
  • Surface area: a larger property requires more measurement time and more calculations
  • Complexity: properties with multiple heating zones, outbuildings or mixed use are more complex
  • Region: some firms charge extra travel costs
  • Available documentation: if plans, invoices or an EPB declaration are available, the inspection can proceed more efficiently

Why do prices vary so much?

On the Flemish market, we see prices ranging from €150 to more than €500. In our inspections, we often see that cheaper offers come with less thorough inspections. An EPC expert who works too quickly risks making errors that cost you dearly later — for example, a worse score than your property deserves, which can lower the sale price.

In our experience, it is better to choose an experienced expert who works thoroughly. Paying a few dozen euros more for a correct EPC can make thousands of euros difference when selling.

Is an EPC tax-deductible?

The costs for an EPC are not directly tax-deductible for private individuals. For landlords and property investors, the EPC can be claimed as a business expense. Consult your accountant for your specific situation.
