More information →When is an EPC mandatory?
An EPC certificate is legally required for:
- Sale of a property — the EPC must be available from the first advertisement publication
- Rental — a valid EPC must be presented for each new lease agreement
- New construction — an EPC is prepared based on the EPB declaration upon building completion
- Major energy renovation — a new EPC must be prepared after significant renovation
Residential vs. Non-residential EPC
There are two types of EPC in Flanders, depending on the building type:
- Residential EPC — for houses, apartments, studios and rooms. Expressed in kWh/m² per year with an energy label from A+ to F.
- Non-residential EPC — for offices, shops, hospitality and other commercial properties. Uses a different calculation protocol and its own label scale.
How does an EPC inspection work?
The process is simple and fast:
- Request — you request a quote via our form, by email or by phone
- Inspection — our certified energy expert visits the property (takes 1-2 hours depending on the building)
- Calculation — we process all data in the official VEKA software
- Certificate — you receive your valid EPC certificate, registered with the Flemish government
