How to Prepare for an EPC Inspection?
Good preparation ensures a more accurate EPC score. The more evidence you can provide, the better your property will score. Below you will find a comprehensive checklist to help you get the most out of your EPC inspection.
Why is preparation important?
Without supporting documents, our certified energy expert can only rely on visual observations. Hidden insulation (e.g. cavity wall insulation or floor insulation) is then not counted, resulting in a lower energy score. With the right documents at hand, you get a fairer and often more favourable result — especially important when selling, where a better EPC label directly influences the property value.
Ensure all rooms are accessible (including attic, basement, utility room)
Prepare supporting documents: invoices for insulation work, plans, technical data sheets
Ensure the heating boiler is accessible (brand and type visible)
Prepare photos or documents of completed renovations
Have the construction year and any renovation dates at hand
If you have solar panels: prepare the inspection certificate and power rating (Wp)
Check that all thermostatic radiator valves are present and working — these count towards the heating regulation score
Make sure ventilation grilles are not blocked or taped over
Photo documentation since IP2025
Since July 2025, the new inspection protocol (IP2025) is in effect. Photo documentation is now mandatory as evidence for insulation and installation measures. Our energy expert systematically photographs every relevant element during the inspection. If you have your own photos of insulation works that are no longer visible after completion (e.g. cavity wall filling, roof insulation before finishing), please have those ready as well.
No supporting documents? No problem. Our expert will base the assessment on visual observations, but the score may be lower.
